Next ... Complete Your Income, Credit, & Purchase Analysis: If, during your FREE consultation, you decide that you would like to proceed with this program, then you will be scheduled for a more detailed application appointment.

A Credit Analysis is required, but don't worry, it won't prevent you from getting approved. During your appointment, we will discuss your credit analysis, as well as a credit rehab plan (if credit is, in fact, an obstacle for you). We will also build your dream home profile, analyze your income, and discuss your purchase desires to Pre-Approve you for a certain Purchase Budget to go shopping with.

You will also Sign & Submit your application and fee(s) at this time, as well as any verification documents required.

Then ... Go Dream Home Shopping: With the purchase budget provided to you, you can now go shopping for your dream home.

You'll be able to search our nationwide database of available, qualified properties. Our listings will show the purchase price, required down payment, savings opportunity (if any), and application link.

If no suitable properties are available in your area (from our database), then our Professional Team will tap directly into our network and find your dream home for you. A suitable match is typically made within 90 business days or less.

After that ... You'll Sign Your Paperwork & Submit Your Down Payment: Once you've decided on the Dream Home that's right for your family, you'll need to secure it as quickly as possible.

You'll sign/submit all of the necessary paperwork, and submit your earnest money deposit (or full down payment) right away so that no one else can swipe it from under you.

Please note that our closings are "typically" done with a title agency or closing attorney to ensure the safety and security of all transactions. When that's not possible, our closings are done at another secure facility and are recorded.

At this point, you may now move in to your beautiful Dream Home.

Ample time to Recovery: Now that you've moved into your brand new home, you now have plenty of time to focus on improving your credit and/or financial situation. This way, when our financing term has expired, you will be ready to qualify for traditional bank financing. If, prior to the term expiration, you think you might need a little more time, then you can always request it.

Refinance or Move On: Upon the expiration of your creative-financing term, which is typically 12-36 months - and oftentimes, right from the start - we will refer you to a local mortgage/loan officer who will be able to help and prepare you to refinance your temporary financing from us to a traditional bank.

Refinancing will save you money on your monthly payments, with lower interest rates and longer, permanent terms.

However, if for some strange reason, you change your mind about finalizing your purchase with a more permanent financing solution, prior to the expiration of your term with us, then you may have the ability to release the property and move on. This is only acceptable on a case-by-case basis, and depends heavily upon the terms that you initially agreed to.

If my credit doesn't matter, then what does?
Steady, reliable household income ($2500+ per month); Down payment funds readily available; Participation in Credit Rehab (only if necessary).
Am I expected to put up another down payment when I Refinance?
No. When its time to refinance, we will advise the closing agent on how much was put down. That down payment amount will be deducted from the purchase price.
Is this just another Rent to Own program?
Not at all. However, leasing with the option to buy IS an option. In most cases, ownership of title is actually transferred through a title agency. However, in some cases, you may be required to lease now, with the option to buy later. 
How soon can I get into a home?
Timing depends on a number of different factors. We aim to have you in your home within 30-90 days of getting started.

Will you do a credit check?
We do a "Soft" pull of your credit report through our online Credit Monitoring partner, but only to determine if you'll need credit rehab or not. This is NOT a determining factor for approval.
Will I be locked into a home that I don't like?
It's always best that you go for what you want right from the start. However, if circumstances change, then you may be able to release the property and move on.
Can I apply if I just started my job?
Yes, you can. If you've been on the job for at least 6 months, then you can apply. If you've switched jobs within the last 3-6 months, and are still in a field related to your last job, then you can still apply.
What happens if you have no homes available for me?
If you search our database and can't find what you're looking for, just let us know and our team will immediately get to work on finding it for you. This can take 90 days or less.

Is Credit Repair Required?
Yes, if your FICO scores are less than 680, then you will be required to enroll and commit to our Credit Rehab program in order to take advantage of Credit4Keys.
Can I apply if I've never established any credit?
Yes, you absolutely can! You will just need to establish at least 3-5 open accounts during your temporary 1-3 year financing term with us, and maintain a positive credit standing on those accounts.

PRICING QUESTIONS

Why is there an application fee?
We charge a very minimal application fee for a few reasons: (1) to give you access to something you can't get anywhere else; (2) to cover the time & cost expended on our end to facilitate such a program like this for you; and (3) to separate the serious from the curious. The serious will take action and invest in themselves because they know they're worth the investment. The curious will not. YOU must decide.
What fees are refundable?
Many properties in our network database come with purchase credits and other incentives to cover your application fee, your credit rehab investment, closing costs, and more. Search the properties in your area to see what incentives are included with each property.
Can I apply even if I have a CH 7 or 13 Bankruptcy?
Yes, you absolutely can, especially if they're closed.
What guarantees are there?
We guarantee a home for you within 90 days or your money (app fee) back. We also guarantee a clean title to the property you purchase. It is up to you, however, to ensure you do everything you need to do on your end to become finance-ready once your temporary financing with us expires in 1-3 years. We will help you along the way. Still, the primary responsibility is yours.
What if my Bankruptcy is still Open, can I still apply?
Yes, you can. However, if its a CH 13, then you will need longer temporary financing terms than 1 or 2 years. It really just depends on when its scheduled to discharge. We can assess situations like this on a case-by-case basis. Give us a shout today to discuss your unique circumstances.
Can I apply even if I have a Foreclosure on my credit report?
Yes, you absolutely can! You may need a 2-3 year term, but you can still apply.

Can I get a refund if I change my mind?
If for some reason, we can not help you get into a home within 90 days, then your application fee is fully refundable. Down payments, however, are usually not once you've committed to a home and its been taken off the market.

Are there any additional fees required for Credit Rehab?
Yes, there is an additional cost for the credit rehab services. However, we've discounted the enrollment fee & are providing other waivers specifically for our Credit4Keys customers. All fees will be discussed during your Free No-Obligation consultation with a Credit4Keys Enrollment specialist.
Do you offer Permanent financing?
No, our owner-financing terms are a temporary 1-3 year solution. It is not meant to completely replace traditional bank financing, but rather, to be used as a temporary resource until you can qualify for traditional financing.
What's the catch?
There's no catch 22 here. The only thing we ask is that you be a working U.S. citizen, with a burning desire to own a home, and have the down payment funds (minimum $5K) to do so. If credit rehab is necessary, then you must be willing to commit to that as well.
What if I can't afford Credit Rehab?
If you can't afford a maximum of $114 per month to rehabilitate your credit, then how are you planning to afford home ownership at this time? If funds are too tight to afford the Credit Rehab service, then we would recommend that you wait a little while longer until your finances increase a bit, and you're in a place to afford home ownership, in general.
